The American Dream: Is Home Ownership for You?

This 1.5 hour class provides attendees with general information about  obtaining a home and about our  purchase assistance programs, buyer affordability and qualifying criteria.  Those wishing to continue the curriculum will want to fill out a Counseling Intake Form and schedule a Financial Assessment with one of our counselors. 

Do you need extra assistance in the home buying process?  Become a member of the HomeSight Homebuyers’ Club.  We will guide and help you overcome barriers standing between you and home ownership!

What is a “Homebuyers’ Club?”  The Homebuyers’ Club is an educational and self-supporting process.  The knowledge and information obtained during the club participation, combined with your self-sacrifice and determination will enable you to become a homeowner.

How does it work?  A group of 10 to 15 potential first time homebuyers commit to meeting together regularly for six to 12 months.  Each session is approximately 90 minutes long and is facilitated by a qualified professional.  The purpose of the club is to provide ongoing support to motivate, encourage and assist participants in removing obstacles that, in the past, have prevented them from purchasing a home.

HomeSight Financial Series Workshop

This workshop is offered the first Saturday of every month and is the FINAL step in our education process!  This class is 6  hours, but is only for 1 day and covers 4 very important first-time homebuyer topics: real estate documents and mortgage default prevention, home and neighborhood maintenance, financial road-mapping, and predatory lending tactics. 

1.  Predatory Lending Tactics: (1/2 hr):  “Predatory lending” has become shorthand for describing a variety of practices that may be harmful to the borrower.  This section's objective is to help attendees overcome the fear of financial failure; how to avoid abuse from predatory lenders; how to prevent erosion of assets; and to stop the dilapidation of communities.  Topics include:  identification of predatory tactics and possible predators, how predatory tactics work (payday loans, credit cards, home equity loans and car loans), and where to go for help.

2.  Real Estate Documents and Mortgage Default Prevention (2 hrs):  Co-facilitated by HomeSight and Fremont Public Association (FPA), this section's objective is to increase attendee familiarity with the legal documents of the home purchase process as well as to understand mortgage default prevention.  HomeSight facilitates the legal documents portion of the section and FPA facilitates the mortgage default prevention portion.  Topics include:  legal document review (purchase and sale agreements, notes, deeds of trust, and title reports), home loan closing process (settlement procedures), mortgage default and how to prevent it, and mortgage foreclosure and how to prevent it.

3.  Financial Road Mapping  (2 hrs):  The objective of this section is to increase participants' financial awareness so that they may be better able to make sound financial decisions, particularly regarding the home purchase process.  Topics include:  developing a budget, budgeting tips, financial warning signs, 10 basic rules of money management, financial update and credit reports.

 4.  Home, Neighborhood & Community Maintenance (1 hr.):  This section’s objective is to provide attendees with valuable information regarding the maintenance responsibilities of home ownership.  This is taught by one of the certified home inspectors who work with HomeSight.  Topics include:  home inspections as a maintenance guide, an overview of the systems that make up your home, handling home emergencies, preserving the long-term value of your home, seasonal maintenance tips, and maintenance resources for the new home owner.
